DXD Capital Opens Austin-Area Self Storage Facility

DXD Capital has opened a 94,975-rentable-square-foot Class A self storage facility in Georgetown, Texas. Extra Space storage will manage the property.
This marks the first completed facility out of three that DXD broke ground on last year. The projects are in partnership with Kuwait Financial Centre’s Mar-Gulf Management Inc., and MDI Capital LLC international real estate subsidiaries. Capco General Contracting acted as the general contractor for the Georgetown asset.
Sandia Laboratory Federal Credit Union originated a $11.3 million construction loan for the facility in April 2025, according to Yardi Matrix information.

Located at 2040 Airport Road, the five-story property sits on some 3 acres just off Interstate 35 and is close to the Texas Highway 130. Georgetown Executive Airport is nearby, while the downtown area is some 3 miles south.
There are other nine self storage facilities within a 3-mile radius, offering residents 15.5 net rentable square feet per capita, Yardi Matrix data shows.
Extra space for Texas
The new Extra Storage facility in Georgetown has 1,021 climate-controlled units. Amenities include gated access, video surveillance and parking, with two levels of at-grade loading.
Another DXD Capital Texas facility is currently underway, with completion slated for early 2027. In March, the company broke ground on La Cantera, a 117,687-square-foot development in San Antonio.
At the end of last month, approximately 46.5 million net rentable square feet of self storage facilities were under construction across the U.S., the latest Yardi Matrix report notes, representing 2.3% of existing inventory, remaining unchanged since the start of the year.
