Clearwater Living, in partnership with Black Equities, has opened The Leonard on Beverly, a 100-unit luxury senior community in Los Angeles. The development team also included KPRS as general contractor, while VTSB Architects provided the designs.
The community is at 8070 W. Beverly Blvd., close to Beverly Hills. The seven-story building comprises independent living, assisted living and memory care units. The wheelchair-accessible property also includes two levels of underground parking, a 7,000-square-foot-medical office on the ground floor and a 6,000-square-foot synagogue.

Independent living units include one-bedroom floorplans varying from 634 to 874 square feet, while the assisted living apartments come in studio, one- and two bedroom configurations ranging from 403 to 1,155 square feet. Memory care units are studios spanning 306 to 510 square feet.
Shared amenities at the pet-friendly community include a fitness center, spa and salon, art studio, massage and therapy center, clubroom, library, theater and rooftop terrace with grilling stations, among others. Services provided feature 24-hour personal care assistance, therapy services and scheduled transportation, to name a few.
The property is in the Beverly Grove neighborhood, less than 2 miles from Cedars-Sinai Medical Center and The Grove shopping mall. Downtown Los Angeles is 7 miles east.
Demographic trends point to the 80-plus population doubling by 2040, as seniors live longer and wield more financial power than prior generations, which contribute to the sector’s growing momentum. However, there’s still a severe supply shortage, with the construction level needed to cover mounting demand estimated to reach $275 billion by 2030.
