LivCor Sells Mississippi Student Community
The 528-bed property came online in 2018.

College Town Communities has purchased U Club Townhomes at Oxford, a 528-bed student housing community in Oxford, Miss. TSB Realty brokered the deal.
LivCor previously owned the asset, according to Yardi Matrix information. The company assumed ownership of the 132-unit property when it acquired American Campus Communities back in August 2022.
Sitting on 23 acres at 100 U Club Cove, the community is close to a host of dining and retail options, including Oakwood Plaza Shopping Center. The University of Mississippi at Oxford campus is within walking distance.
The 2018-completed property encompasses 67 two-story buildings with two- and three-bedroom floorplans. The fully furnished apartments have washers and dryers, as well as walk-in closets.
Common-area amenities include a recreation center with billiards, shuffleboard, ping pong and arcade games, an outdoor jumbotron, a swimming pool with hot tub and a sun deck, as well as a poolside media lounge with firepit. The community also has a fitness center, meeting space, group and private study lounges, barbecue grilling stations and on-site parking.
College Town Communities has 13 student housing communities across 10 universities in seven states, serving more than 5,000 students. Last year, the company acquired another student asset, namely The French Quarter, a 449-bed property in Auburn, Ala., Yardi Matrix shows.
Student housing sales remain uneven across the U.S.
Student housing investment is keeping momentum, but remains uneven as capital concentrates in markets and assets viewed as better positioned to weather volatility. In line with broader trends in student housing, recent activity—from portfolio acquisitions to platform deals and recapitalizations—has largely focused on properties near top-tier universities with strong operating fundamentals.
In the largest deal of last year in Oxford, a joint venture between funds managed by Morgan Stanley Real Estate Investing and The Scion Group purchased a student housing portfolio totaling more than 2,000 beds for $262 million.
