Howard Hughes Says Aloha to New Honolulu Condo Tower

The development is part of a state initiative to expand affordability in high-priced markets.

Howard Hughes Communities has debuted the latest addition to Ward Village, its 60-acre master-planned development in Honolulu. Ulana Ward Village, the project’s eighth residential tower, will contribute 697 units to the mixed-use development.

The new tower represents Oahu’s single largest delivery of reserved housing under the Hawaii Community Development Authority program. As residents search for housing in high-priced areas, the initiative aims to expand opportunity for first-time homebuyers.

Each unit was presold under the HCDA Reserved Housing Program to residents earning between 100 and 140 percent of Area Median Income who don’t qualify for subsidized housing.

With the arrival of Ulana, Ward Village has delivered over 1,200 units, with more residences and retail space to come. Five other towers are currently in the preselling stage.

Interconnected space

Howard Hughes brought in AHL as the project’s lead designer, while InForm Design, Inc. handled interior design. Ulana, a Hawaiian word usually translated as “braid” or “weave,” is connected to the larger development in multiple ways. Shared amenities include surfboard storage, barbecue cabanas, a front lawn, a fitness center, a patio, workspaces and a dog park. The building also features artwork from local artists.

Residences at Ulana include floorplans from studio to three-bedroom layouts with full-height windows, stainless steel appliances and quartz countertops. Unit sizes range from 289 square feet to 1,000 square feet.

The larger community

Located at 828 Auahi St. in Honolulu, the tower is 2 miles from Foster Botanical Gardens and 3.7 miles from the University of Hawai’i at Manoa.Ulana Ward Village offers a connection to the 26,000-square-foot Ka La‘i o Kukuluāe‘o Park, which opened in September, the Pacific Business Journal reported.

The park features an interactive play structure, Biki Bike docks and a water refill station, plus 6,000 square feet of ground-floor retail. AHL acted as the architect on the project along with PBR Hawai’i & Associates and Wilson Okamoto Corp.

The opening of Ulana Ward Village follows the November 2024 debut of the development’s Victoria Place, a 40-story, 350-unit condo tower. That project’s team included Solomon Cordwell Buenz, Tihany Design and Vita Planning & Landscape Architecture.
