17-story Dallas Luxury Condo Tower Tops Out

The developers recently refinanced the project’s construction loan.

A joint venture between USA Infrastructure Investments and SVAG has topped out on construction of Rosewood Residencies Turtle Creek, a 17-story 237-foot luxury condominium development in Dallas. The project is expected to finish construction by the end of summer 2026.

Last month, the developers recently obtained a $97.5 million senior construction loan from University Place Asset Management and Axonic Capital to refinance the previous construction financing, replenish interest reserves and help complete construction.

Rosewood Residencies Turtle Creek will include 33 luxury residences, with prices ranging from $3 million to more than $20 million. Condo sizes range from 2,000 to 6,380 square feet, and the community will include a mix of two-, three- and four-bedroom units.

Rosewood Hotels & Resorts will manage the community as part of its push to develop standalone residential properties. Architect Lucien Lagrange designed the luxury tower, and Dan Fink Studio is completing the interior design.

The community is located at 3555 Dickason Ave. in Dallas’s Turtle Creek neighborhood, within a few blocks of both Turtle Creek Boulevard and Dallas North Tollway. Downtown Dallas is about 2 miles away, while Dallas Fort Worth International Airport is within 16 miles.

Expansive amenity package

Amenities at the luxury property will include a rooftop garden and pool, outdoor yoga area and fitness center. There will also be a dining and event space called The Owners Lounge and a library which will contain a conference room.

Residents will also have access to a private residential porte-cochere and will be admitted to Rosewood Reserve, a program that offers exclusive benefits for Rosewood hotel travelers.

Rosewood will also offer à la carte services for residents, including housekeeping and turn-down services, dining reservations and obtaining invitations to exclusive events.

New luxury developments in Dallas

The nation’s top market for multifamily development has seen several luxury developments open their doors or begin construction in recent months. In August, Willow Bridge Property Co. opened The Park at Katy Trail, a 300-unit luxury community also in the Turtle Creek neighborhood. That property will include two buildings sitting on an 8-acre site.

Earlier this month, Pacific Elm Properties moved forward with plans to convert another section of the 50-story Santander Tower to 105 luxury apartments. The first phase of the conversion delivered 291 units in 2023.

The Dallas-Fort Worth area has 60,535 units under construction as of April, according to data from Yardi Matrix. Dallas’s figure is 30 percent higher than New York, the second ranked metro, which had 46,368 units in development.
