Related Starts Work on Fort Lauderdale Luxury Tower

When completed, this will be the tallest residential building in Broward County.

Related Group, in partnership with Italian design house Pininfarina, has broken ground on Andare Residences Design by Pininfarina, a 46-story residential tower in Fort Lauderdale. The property will include 163 residences and be the tallest residential structure in Broward County when completed in 2027, according to Florida-based Related.

The property’s residences range from 1,800 square feet to over 4,300 square feet. Units feature open-concept living areas, floor-to-ceiling windows, kitchens with Sub-Zero and Wolf appliances and spa-inspired bathrooms with floor-to-ceiling tile, frameless glass showers and deep soaking tubs. Wraparound balconies extend each unit, overlooking Fort Lauderdale and the Atlantic Ocean.

Common-area amenities include a fitness center, pickleball court and a wellness spa with dedicated salt, sauna, steam and massage rooms, as well as hot and cold plunge pools, all on the 10th floor. Andare’s 11th floor has private conference rooms and a designated lounge for residents with a central bar with ocean views. The rooftop features an outdoor kitchen, swimming pool, private cabanas, sun deck, hot tub and food and beverage services.

Earlier this year, an unnamed, deep-pocket buyer inked a deal to buy one of the property’s penthouses for $2,660 per square foot, besting the previous Fort Lauderdale record held by The Residences at Pier Sixty-Six. Including the record-breaking sale of its first penthouse, Andare is now over 50 percent sold.

The property also lists a marquee 6,000-square-foot penthouse for about $16 million, which will be the highest residence in Broward County upon completion. The penthouse will feature a wine room, private theater and uninterrupted, panoramic views of Fort Lauderdale.

Pininfarina began as a designer luxury automobiles, including models from Ferrari, Maserati, Rolls-Royce and other car markets. Later, the company branched into train, bus and other transit design, then began offering architectural and interior design specialties, among other lines of business.

Multifamily sales in greater Miami area contract

Overall in the Miami-Fort Lauderdale-Palm Beach MSA, a bit more than 7,400 multifamily for-sale units traded hands in Q1 2025, according to Florida Realtors, representing a 9.8 percent drop in volume compared with the same quarter a year earlier. The median sale price for such units was $340,000, a small decline of 0.3 percent year-over-year.

Miami-Dade had the largest inventory of active listings in the million-dollar segment in October 2024, totaling 42 percent of listings, Florida Realtors noted. Broward County’s share was 32 percent. Out-of-state buyers, who are more likely than locals to have the wherewithal to afford such properties, will mostly absorb the inventory.
