Flournoy JV Brings Online 332 Units in Nashville
The luxury community was developed over two years.
A partnership between Flournoy Development Group and National Healthcare Corp. has delivered Ellison Cool Springs, a 332-unit luxury community in Franklin, Tenn.
The developers broke ground on the project in 2024. McShane Construction Co. served as general contractor while Dynamik Design provided architecture services.

Apartments feature contemporary finishes including quartz countertops, luxury vinyl plank flooring, stainless-steel appliances, and tile backsplashes. 
The amenity package includes a resident lounge and coworking spaces, among others.
Ellison Cool Springs consists of three four-story buildings at 2000 Aspen Way. The pet-friendly community occupies a 34-acre site within the Cool Springs-Franklin submarket. It is close to Interstate 65 and State Route 431, in an area with multiple retail options, including CoolSprings Galleria. Downtown Nashville and its international airport are 20 miles away.
The unit mix includes one- to three-bedroom layouts with an average size of 942 square feet. Interiors include open-concept floorplans with quartz countertops, vinyl plank flooring, washers and dryers and walk-in closets. Select residences feature private balconies or patios, walk-in showers and home office spaces.

Amenities include a heated saltwater swimming pool with an indoor and outdoor entertainment pavilion, a fitness and wellness center, a coworking area, a resident lounge, a clubhouse and a coffee bar. Outdoor features comprise courtyards with fire pits and grilling stations, a hammock garden, a dog park and a pet spa. The property also has a car care center, EV charging stations and roughly 500 parking spots.
Ellison Cool Springs is the fifth collaboration between McShane and Flournoy Development Group. The duo is also developing Declan Hermitage, a 315-unit, six-building project underway in Hermitage, Tenn., an eastern suburban neighborhood within Nashville metro.
Nashville developers add to the multifamily pipeline
The Nashville multifamily sector recorded strong fundamentals during the second quarter of 2026, according to a report by Lee & Associates. Occupancy reached 90.4 percent, the highest level over the past 12 months. Construction activity accelerated as the metro had 14,304 units underway across various multifamily projects, up from the 10,983 units in the previous quarter. Vacancy declined to 9.6 percent, its lowest level in a year.
Some 1,530 apartments entered the metro’s inventory in the second quarter, the report also shows. Deliveries included Livano Knoxville, a 348-unit community in Knoxville, Tenn., developed by Capital Square and LIV Development.
