Houston-Area Community Changes Hands for $41M
The property came online in 2021.

Hunington Properties has sold The Vic at Southwinds, a 265-unit community in Baytown, Texas, to an undisclosed buyer. The property traded for $41.4 million.
The new ownership will rebrand the asset as Vista at Southwinds. In 2019, the community became subject of a fixed-rate $32.2 construction loan originated by Greystone Servicing Corp., the same data provider shows. The note is set to mature in 2061.
Completed in 2021, Vista at Southwinds consists of eight buildings across a 12-acre site. The community is at 1900 Kilgore Parkway, near Interstate 10 and highways 99 and 146. The property features one-, two- and three-bedroom apartments, with sizes ranging from 617 to 1,371 square feet. Amenities include a swimming pool, lounge area, fitness center, business center, as well as private garages, designated boat and RV parking, two pet parks and barbecue stations.
The apartment community is some 32 miles east of downtown Houston. Most of the eateries and retail options in the area are located along Highway 146.
As of February, rents in Houston experienced a year-over-year growth of 0.1 percent, below the national average of 1.2 percent. Job growth in the metro reached 2.0 percent as of December 2024, according to a recent Yardi Matrix report, outperforming most U.S. markets.
