Woodfield Unveils Savannah Community
The property is almost three-quarters leased.

Woodfield Development has taken the wraps off of EmmaJames, its new 280-unit community in Savannah, Ga. This project marks the first multifamily property in the mixed-use community of Savannah Harbor.
Apartments are offered in a mix of one-, two- and three-bedroom layouts. The units range from 682 to 1,732 square feet. One- and two-bedroom townhomes, ranging up to 2,064 square feet, are also featured.
Homes in EmmaJames feature shaker-style cabinets, oil-rubbed bronze hardware, bookshelf niches, gas stoves and dry bar area with base cabinets. Resident amenities include a self-serve tap lounge, a coworking area, a pet spa and lawn with grilling area. There is also a fitness center, yoga studio and a pool deck with a saltwater pool with views of the Savannah Harbor Marina.
Distinctive creative spaces in the property include a social media production room, piano room and a maker space with art classes. An on-site art gallery will showcase rotating exhibits from Savannah College of Art and Design artists.
Some bumps along the road
“The development of EmmaJames, which began construction in April 2021, faced several significant challenges that impacted the timeline and overall execution of the project,” Patrick Kassin, Woodfield Development partner, told Multi-Housing News. These included pandemic-related delays, material costs increases and project schedule delays.
“At Woodfield, we’re fortunate to work with amazing design professionals and general contractors,” he said. “It’s during the hardest times that you truly see how great these teams can be. Their dedication, creativity and problem-solving skills played a critical role in overcoming the challenges we faced during the development of EmmaJames.”
The design professionals behind EmmaJames were able to quickly adapt their plans to solve issues around material shortages and cost fluctuations, while still maintaining the original vision. Woodfield was able to further collaborate with suppliers and explored alternative materials to manage these issues.
Housing Studio served as the architect of record, Samet as the general contractor and Cindy Munn of S. Wilkens oversaw the interior design of EmmaJames. The project’s general contractors and design professionals worked closely to adjust workflows, identify efficiencies and make sure construction progress remained steady despite external delays.
Easily accessed
Since the announcement of the start of leasing in August 2023, more than 74 percent of EmmaJames residences have been leased.
Its location at 101 Cay Plaza, in the heart of Savannah Harbor, puts EmmaJames in the midst of a 35-acre mixed-use development featuring restaurants, shops, green spaces. Also within the Club at Savannah Harbor is an 18-hole golf course.
EmmaJames is situated next to the newly expanded Savannah Convention Center and the Westin Savannah Harbor Golf Resort & Spa. The IGY Savannah Harbor Marina is scheduled to open this spring, offering 100 berths for vessels of all sizes including deep-draft superyachts.
Some 70 miles south of downtown Savannah, another project recently secured financing. Material Capital Partners has landed a construction loan for a 170-unit, build-to-rent development in Brunswick, Ga. Construction on the project was set to begin last month.
