MHN Asks: Is Southwest Florida the Next Destination for Luxury Living?
London Bay Development Group CEO Mark Wilson on how this area is challenging the state's established condo hotspots.

Long overlooked in favor of destinations like Miami and Naples, Southwest Florida is rapidly emerging as a hotspot for luxury real estate. One of the companies leading the charge in the area is London Bay Development Group, which recently achieved $400 million in sales for the South tower of its The Ritz-Carlton Residences, Estero Bay project—the region’s first hotel-branded residences.
The new condominium development will feature two waterfront towers with 224 units priced from $3 million, and with two- to four-bedroom layouts. Set within 500 acres of nature, the project is part of the larger Saltleaf on Estero Bay master-plan development, which includes a marina and a championship golf course, among others.
Multi-Housing News sat down with CEO Mark Wilson and talked about Southwest Florida’s potential of becoming a luxury condo hotspot.
What has been driving the recent surge in interest in areas like Bonita Springs and Estero Bay?
Wilson: There’s currently a growing trend of people exploring less conventional, ‘hidden gem’ locations for their luxury property investments, driven by the desire for these retreat-like settings and resort-style living within nature, away from the noise of bustling cities and crowded beach towns such as Miami and Naples.

What’s unique about Southwest Florida? What makes it an attractive destination for condo buyers?
Wilson: Condo buyers are mainly captivated by the region’s natural beauty, immersion in nature and the wealth of recreational activities it offers such as boating, kayaking, paddle boarding, fishing and world-class golfing. Southwest Florida is truly an ‘offer-it-all’ location, where they can enjoy the perfect blend of quiet and tranquility while still being just a short 10–to-20-minute drive away from high-end shopping, charming boutiques and elevated dining.
How are developers reacting to the increased demand for condos in Southwest Florida? Tell us more about your decision to bring luxury developments to this market.
Wilson: We have been active in the Southwest Florida real estate market since 1990, and over the years, we recognized the untapped potential for attracting luxury condo buyers to the area yet noticed a lack of high-end offerings in this segment. To address this gap, we decided to bring The Ritz-Carlton Residences, Estero Bay to the market, introducing a top-tier condo development with exceptional design, finishes, architecture, five-star service and amenities, which had previously been missing in the area.
Why did you choose to partner with a hotel brand for this development?
Wilson: Today’s luxury buyers seek a hands-off lifestyle where their every need is met, from dog walking to restaurant reservations, grocery shopping and package handling… I believe that hotel brands are uniquely positioned to deliver this, given their extensive experience in hospitality. The Ritz-Carlton, renowned for its legendary, impeccable service, was the perfect choice to bring this level care to The Ritz-Carlton Residences, Estero Bay. My goal was to complement the resort-style living with the unmatched service that The Ritz-Carlton is famous for.
Were there any challenges in marketing this location as a luxury destination? How have buyers responded so far?
Wilson: One of our early challenges was ensuring that luxury buyers were aware of Estero Bay. For a long time, Estero Bay and Bonita Springs were considered Southwest Florida’s best-kept secrets. However, recognizing the growing demand for tranquil, nature-filled living, I knew this area was the perfect setting for a development of this caliber.
Now that the location is finally receiving the recognition it deserves, we’ve seen an overwhelmingly positive response from buyers. They truly appreciate the concept of a nature-driven resort-style community where everything is at their fingertips, making it feel like living in a luxury hotel without ever needing to leave.

What are your plans for the Southwest Florida market? What opportunities are out there for condo investors?
Wilson: The Ritz-Carlton Residences, Estero Bay is located within a master-planned coastal village—Saltleaf on Estero Bay, which is set to transform the area and offer numerous opportunities for condo investors seeking to be part of a vibrant community. The village already features the newly opened Saltleaf Golf Preserve, which includes an 18-hole championship course and a nine-hole short course. Upon completion, the development will also boast the Saltleaf Marina adjacent to The Ritz-Carlton Residences, along with additional residential offerings, making it a truly exceptional place to live and invest.
How do you expect the luxury condo market in Southwest Florida to evolve?
Wilson: I believe that as new developments continue to emerge, the demand for luxury condos in the area will only increase. The region is on the brink of a development boom, fueled by several key factors: a multi-million renovation of the city’s downtown currently underway, the ongoing development of Saltleaf on Estero Bay over the next decade, which includes the construction of multiple residential towers, Saltleaf Marina and a chef-driven restaurant. These initiatives are set to transform the area and drive significant demand for luxury properties in the next five to 10 years.
