Mitsui Fudosan America and Lendlease topped out 8th & Figueroa, a 42-story rental tower in downtown Los Angeles that broke ground in 2020. Johnson Fain Architects designed the property, but the developers also partnered with HKS Architects as architect of record and interior design firm Rottet Studio. This is the first collaboration between MFA and Lendlease in the country.

Upon its late 2023 completion, 8th & Figueroa—identified by Yardi Matrix as partially affordable—is set to feature a mix of 438 luxury studios, one- and two-bedroom units, as well as a 7,500-square-foot ground-floor retail space. The development is aiming for LEED certification, the same data provider shows.

A pool, a clubhouse, a wellness center, a resident lounge, a dining area, a rooftop parlor, as well as private cabanas and gardens are among the common-area amenities at the controlled-access property.

Located at 732 South Figueroa St. in Los Angeles’ Financial District, 8th & Figueroa is roughly 20 miles away from downtown Los Angeles, adjacent to Harbor Freeway. The location provides easy access to an array of dining, shopping and entertainment options. According to the Los Angeles County Economic Development Corp., when finished, the project will have created 3,950 jobs directly and 1,625 jobs indirectly, leading to a $722 million economic impact.
