30 Warren Adds Boutique Chic to Tribeca

New York—Cape Advisors is bringing its newest residential project, 30 Warren, to Manhattan’s coveted Tribeca neighborhood, offering a boutique 12-story building with 23 residences and approximately 9,700 square feet of retail. Taking up the entire block front along Church Street between Warren and Chambers Streets, the condominium residences were designed by Post-Office Architectes and sales are expected to launch in the first quarter of 2016. The building will be exclusively managed by Corcoran Sunshine Marketing Group.

“30 Warren offers buyers both an intimate living experience and a prime location in the heart of Tribeca, with close proximity to dining, shopping, nightlife, public transportation and excellent public and private schools,” said Craig Wood, co-founder & co-managing partner of Cape Advisors.

He added that Tribeca is slowly expanding and shifting toward the center with the transformation of Church Street and downtown Manhattan. “30 Warren is actively leading the way in this trend with a full block front of beautiful architecture,” said Wood.

The building, expected to be complete in fall 2017, includes four distinct shapes of oversized picture windows, conceived by French Architects David Fagart and Francois Leininger, and Swiss Interior Designer Line Fontana of Post-Office Architectes. Leininger said 30 Warren’s design is purposely asymmetrical, with staggered floors on the west side and a southern facade with two setbacks so residents can take advantage of the views of the Manhattan skyline, the Financial District skyscrapers and the river.

The residences at 30 Warren consist of 23 one-, two- and three-bedroom homes, including three full-floor penthouses. Many of the larger units have private outdoor spaces, including large terraces and balconies. The residences range in size from about 1,000 to more than 2,500 square feet, with anticipated asking prices starting at about $2 million to $10 million.

The units will feature 10-foot ceiling heights, panel oak flooring, and marble slab countertops and islands in the kitchens. The master bathrooms will have marble flooring and wall cladding, with white marble slab countertops and Waterworks fixtures. Building amenities include a fitness center, children’s playroom and private storage.
