24-Acre Live/Work/Play Campus Coming to SoCal

24 communityChatsworth, Calif.—Uncommon is developing 24, a 24-acre residential, office and retail campus in Chatsworth, Calif., which will consist of 660 luxury residences, 255,000 square feet of creative office space and numerous dining and retail options.

“The 24 will be a cohesive and self-contained community destination designed to stimulate connection, convenience and inspiration,” Jason Larian, Uncommon’s co-managing partner, told MHN. “We have holistically considered each of our residents’ and tenants’ needs. For example, if you live and work on site, your commute will be replaced with a leisurely short walk amidst nature and retail offerings like coffee shops. If you have a young child, you can enroll them onsite in our award-winning preschool. If you are a fitness enthusiast, a quick trip during the gym during your lunch break becomes a possibility.”

Located at 20000 Prairie St., the development plan includes the adaptive reuse of a former L.A. Times printing press into new production studios and potential creative office space.

There are also a number of outdoor amenities and walking paths that guests can explore and connect with their families, co-workers, neighbors, or guests of the 24. The community will offer event programming, including at 24’s outdoor movie theater and amphitheater, which will be programmed for regular outdoor movies and live music.

The live/work/play campus concept for 24 is the first of its kind in Southern California and will transform the under-served neighborhood of Chatsworth into an interactive hub of work and recreation for residents, tenants and the community.

“The Chatsworth sub-market has a shortage of high tier residential offerings for the growing influx of Millennials, creatives, and families,” Ryan Hekmat, Uncommon’s co-managing partner, told MHN. “The expense of living in Downtown Los Angeles and the west side is out of reach for most of these groups. With the impending growth of Northridge and Woodland Hills to the border of 24, we see the Northwestern San Fernando Valley as an area poised for transformation. We believe 24 will be the project to spark this transformation.”

The campus will serve as a template for Uncommon to build similar projects across the country.

“We always begin our projects by thinking from the perspective of our end user and their needs on a day-to-day level, along with the core needs of the surrounding community,” Larian said. “Only when we believe we can truly create value for our residents, do we consider a project. The 24 is the realization of that fundamental vision. From the speed of entitlement, to the location of the site, and cohesive vision and multitude of amenities, we believe our 24 development is a manifestation of our company philosophy.”

24 is being designed by the Santa Monica-based architecture firm Killefer Flammang Architects.
