231-Unit Luxury Community Breaks Ground Near Dayton

Sugarcreek Township, Ohio—Miller-Valentine Group and Cincinnati-based developer Ackermann Group recently announced the start of construction on a 231-unit luxury apartment community in Sugarcreek Township, Ohio, in the Dayton metropolitan area.

Waterford at Sugarcreek will offer a mix of one-, two- and three-bedroom upscale apartments, including personal garage spaces for more than half of the units. The community is located near the intersection of Feedwire Road and Little Sugarcreek Road, in the Bellbrook-Sugarcreek School District.

“It’s exciting to be able to bring this nature-inspired luxe apartment community to the Bellbrook area,” Charles Rulick, vice president of conventional multifamily development for Miller-Valentine Group, said in a prepared statement.

Waterford at Sugarcreek will provide direct-entry apartment homes. The garden-style condos will incorporate hard surface plank flooring, closet systems with storage space, patios, balconies, and washer and dryer units. The apartments will also boast stainless steel appliances and quartz countertops.

The courtyard will include an oversized saltwater pool with an amenity deck and gathering area, as well as a fire pit lounge area and outdoor grilling station. A 6,000-square-foot clubhouse will feature an internet café, a game room and a fitness center.

“Everything from the landscape design to the spacious kitchens, to the on-site fitness facility touches on the pillars of our development philosophy to create communities with a sense of place that promote active and healthy lifestyles,” said Dobbs Ackermann, president & CEO of the Ackermann Group.

More than 50 percent of the 25-acre site will be retained as open space. Directly across the street from the development, residents can enjoy Sweet Arrow Reserve, a park with 250 acres of woodlands and meadows.

Waterford at Sugarcreek was designed by Humphreys & Partners Architects LP, landscape architect POD Design and civil engineer American Structurepoint. According to the Dayton Business Journal, the total cost for the development is estimated at $24 million. Units at the new community should start renting in May 2017.
