2024 REIT Dividend Yields

As of Dec. 11 publicly traded U.S. equity REITs posted a one-year average dividend yield of 3.94 percent.
The health care REIT sector recorded the highest one-year average dividend yield among this group, at 4.17 percent, outperforming the broader Dow Jones Equity All REIT Index by 0.23 percentage points. Notably, the 10-Year-T-Note also registered the same yield of 4.17 percent.
The 10-Year T-Note outperformed the equity ALL REIT sector by 22.58 basis points.
On the other end of the spectrum, the self-storage REIT sector, the apartment REIT sector, and the manufactured homes REIT sector recorded the lowest average dividend yields of 3.89 percent, 3.62 percent, and 2.97 percent, respectively.
