US Equity REIT Average 2021 Q3 AFFO Payout Ratio Estimate
As of Dec. 1, publicly traded U.S. equity REITs had an average 2021Q3 AFFO payout ratio estimate of 73.2 percent.
Among the sectors displayed in the chart, multifamily REITs had the highest average AFFO payout ratio estimate for the third quarter of 2021, at 91.9 percent. The health care and self storage sectors followed at 84.6 percent and 69.8 percent, respectively.
On the other end of the spectrum, manufactured REITs had a 65.8 percent average AFFO payout ratio estimate for the third quarter of 2021.
Among the multifamily REITs, Washington Real Estate Investment Trust was on top of the list with a 245.7 percent AFFO payout ratio estimate. Following next was Bluerock Residential Growth REIT Inc., with a 112.7 percent payout ratio estimate. NexPoint Residential Trust Inc. was at the bottom of the list with a 50.9 percent payout ratio estimate for 2021Q3.

US Equity REIT Average 2021 Q2 AFFO Payout Ratio Estimate
The multifamily REIT sector had an 83.4 percent average AFFO payout ratio estimate as of July 1.
Among the multifamily REITs, Bluerock Residential Growth REIT Inc. was on top of the list with a 110.3 percent AFFO payout ratio estimate. Following next was Apartment Income REIT Corp. with a 101 percent payout ratio estimate.
NexPoint Residential Trust Inc. was at the bottom of the list with a 54.4 percent payout ratio estimate for 2021Q2.
