ZOM Living Acquires Charlotte Site

ZOM Living has closed on the purchase of a 2.76-acre parcel in Charlotte, where the company plans to break ground in early 2018 on Hazel SouthPark.

Hazel SouthParkZOM Living has closed on the purchase of a 2.76-acre parcel in Charlotte, where the company plans to break ground in early 2018 on Hazel SouthPark. The development will be a six-story rental midrise in a walkable location in the SouthPark submarket.

The project will be comprised of 203 units averaging 1,168 square feet, with an attached parking facility. The ground floor will include a 6,000-square-foot restaurant, 8,000 square feet of boutique retail space, and 8,400 square feet of residential amenity space. Additional amenities will be located on the sixth floor, including a rooftop pool deck surrounded by two-story rental townhomes.

Hazel SouthPark’s first units will be delivered in Q4 2019, according to the developer, with pre-leasing starting in Q3 2019. ZRS Management LLC has been retained to provide leasing and property management services.

“We believe there’s demand for highly amenitized and highly serviced apartments in live-work-play environments,” said Darryl Hemminger, ZOM’s development executive for the Carolinas. ZOM is a multifamily developer that has joint ventured or directly developed over 18,500 apartment units nationwide.

Construction financing for the project was provided by TD Bank and Santander Bank. CBG Building Co. is the general contractor, and Cline Design Associates is the architectural firm for the project.
