West Palm Beach Property Launches Leasing

Leasing is underway at Lumaire, downtown West Palm Beach’s newest luxury apartment. The 23-story building, located at 201 Clearwater Drive, features 457 light-filled residences. CetraRuddy designed the property.
Lumaire is CetraRuddy’s first development in the Palm Beach market. The neighborhood is walkable, offering easy commutes to the offices of many top national finance companies expanding in the city and includes top restaurants and entertainment venues in town. The residences range from studios to three-bedroom apartments, with monthly rents starting at $1,800.
Douglas Elliman Development Marketing is handling marketing and leasing efforts. Highmark Residential is the property manager.
The property’s floor-to-ceiling windows offer panoramic sunrise to sunset views of the cityscape, Atlantic Ocean, Intracoastal Waterway and Clear Lake. The tower will be one of the tallest new buildings in Downtown West Palm Beach and visible from almost every angle downtown. Apartment homes include wide plank flooring, elegant quartz countertops, deep soaking tubs and European-inspired kitchens. The community is also among the first new rentals in town to introduce a full-sized pickleball court.
West Palm Beach is ranked 89th out of 121 markets in rent growth, according to Yardi Matrix data, with a total of 79,000 units. Among the area’s multifamily properties is the recently opened Inscription, a 191-unit luxury high-rise property overlooking an adjacent 18-hole Jack Nicklaus-designed golf course. The property was developed by ECI Group, alongside local Palm Beach real estate investors.
West Palm Beach has 19 more communities under construction, totaling 5,321 units, as well as 38 more planned which will add another 10,000 units.
Amenity space
DesignBAR, an Interior Design firm based in Coconut Grove, worked collaboratively with the team on the more than 40,000 square feet of amenity space. An outdoor poolside lounge on the seventh floor overlooks a resort-style, 90-foot pool with cabana beds, privacy curtains and chaise loungers. A Bocce lawn, barbeque grills, and an outdoor yoga and fitness area are also available for resident use. Inside is a fully-fledged, sunlight-flooded fitness center that features a mix of top-of-the-line cardio, strength and functional training equipment and a yoga and movement studio. A coworking lounge with Wi-Fi is also onsite.
