WellLife Breaks Ground on Affordable Bronx Community

The $87 million development will serve residents earning up to 80 percent of the area median income.

WellLife Network has broken ground on White Plains Road Apartments, a 136-unit affordable supportive housing community in New York’s The Bronx borough.

Development costs rose to $87 million. Homes and Community Renewal, New York State Office of Temporary and Disability Assistance, NYS Empire State Supportive Housing Initiative and Chase Bank provided some of the funding.

State financing included Federal Low Income Housing Tax Credits, which will generate $35 million in equity and $26 million in subsidies from HCR. Additionally, the New York State Office of Temporary and Disability Assistance contributed $9.8 million through the Homeless Housing and Assistance Program.

Upon completion, the community will serve residents earning up to 80 percent of the area median income.

WellLife Network is developing White Plains Road Apartments to align with Governor Hochul’s $25 billion, five-year housing plan, which aims to create or preserve 100,000 affordable homes across the state.

The development is at 3663 White Plains Road, in the Williamsbridge neighborhood. Residents will be within walking distance of the Gun Hill Road subway station and Van Cortland Park.

An all-electric project

Designed to be all-electric and meet Enterprise Green Communities 2020 and Energy Star Multifamily New Construction Program criteria, White Plains Road will feature on-site solar panels, sedum green roof, Energy Star appliances, a central cold climate heat pump water heating system, an energy recovery ventilator and two electric vehicle charging stations.

White Plains Road Apartments will encompass 53 affordable units and 82 supportive units for formerly homeless individuals. The eight-story building will incorporate one-, two- and three-bedroom floorplans. Common-area amenities are set to include a fitness center, a courtyard, bike storage and parking. WellLife will provide services such as case management, housing support, behavioral health and employment and vocational support.
