Weidner Apartment Homes has purchased Solaris House Apartments, a 341-unit luxury community in Austin, Texas, from Brandywine Realty Trust. The transaction marks the buyer’s fifth community in Austin, bringing its local portfolio to 1,560 units.
Nationwide provided an acquisition loan for the deal. The seven-year permanent note amounted to $74.8 million, according to Yardi Matrix information. JLL Capital Markets arranged both the sale and financing.
Weidner entered Austin’s multifamily market in August 2025, with the acquisition of The Alden at Cedar Park. Starlight Investments sold the 349-unit property after five years of ownership. The present transaction with Brandywine is part of a recent buying streak across the Southwest, coming on the shoulders of the firm’s purchase of Seasons of Traverse Mountains in Lehi, Utah. Weidner paid $130 million for the 440-unit property and renamed it Ridgeline at Traverse Mountain.
During the third quarter of this year, multifamily investment activity across Austin halved compared to the same period in 2025. Namely, between July and September 2026, the metro saw $342 million in sales, with 14 assets trading at an average per-unit price of $190,654, according to Yardi Matrix information. Over the course of the third quarter of last year, Austin registered $758 million in multifamily sales, with 21 properties changing hands at an average price of $166,389 per unit.
