Brooklyn Waterfront Community Reaches Completion
The 45-story project by developer Two Trees features 330 apartment units in the Williamsburg neighborhood.
Developer Two Trees has finalized construction of One South First, a mixed-use apartment building in the Williamsburg neighborhood of Brooklyn, N.Y. Located at 260 Kent Ave., the waterfront project rises 435 feet and includes 330 rentals and 66 affordable units. A connected building known as Ten Grand Street offers 150,000 square feet of office space across 18 floors and 13,000 square feet of ground-floor retail space.

The full completion of One South First was observed by New York YIMBY, which previously reported that exterior work on the 45-story structure was wrapping up in February. Designed by COOKFOX Architects, One South First forms part of the redevelopment of the Domino Sugar Refinery site along the East River and features a distinctive inverted U shape and honeycomb precast façade. The New York State Housing Finance Agency provided a $51 million construction loan for the project in April 2018, according to Yardi Matrix.
Units come in one- and two-bedroom configurations with floor-to-ceiling windows, with some homes featuring private outdoor terraces. Common amenities include a doorman, concierge service and rooftop cabanas along with a fitness center and a private 58-seat screening theater and auditorium.
Remaking the waterfront
One South First is also slated to house a number of Brooklyn-based retailers including Roberta’s and Other Half Brewing Co. Beauty brand Prose signed a lease at the end of last year to move its 47 employees into a 12,000-square-foot office space across the eighth and ninth floors of the interlocking Ten Grand Street building.
Family-owned Two Trees currently owns and manages more than 2,000 apartments as well as 3 million square feet of commercial and industrial space throughout New York City. The company is one of the largest apartment owners in Brooklyn, where it is also planning to build a two-skyscraper, 1,000-unit residential project directly to the north of One South First. The Bjarke Ingels Group-designed project will include the 600-foot-tall 87 River Street and 650-foot-tall 105 River Street.
