Barnegat, N.J.—The Walters Group is set to begin construction this month on Whispering Hills, a 107-unit townhouse, 99 single-family property in Barnegat, N.J., that will also offer an additional 52 units of affordable housing up for rent.
Located off Rose Hill Road, between Barnegat Boulevard and Route 9, the property will consist of six two-story and one one-story building, with each unit being LEED certified.
“The first phase will consist of doing all 52 affordable rental apartments at the same time and we plan to be done in late fall,” Ed Walters, president of the Walters Group, tells MHN. “What will happen is as we finish building, people will move in. Every month after that, another building will be coming on line and it should take five months between the first and last building being ready.”
All of Whispering Hills—including the 52 affordable housing units—will be Energy Star-certified, which Walters says will save residents as much as 35 percent on electric, gas and water costs.
“Each unit will have an Energy Star washer and dryer,” Walters says. “Plus, we are doing a great deal to make the development as energy efficient as possible. We are hoping to hit the gold standard with our LEED rating.”
Amenities in the town houses include Woodstar Series cabinetry, Whirlpool appliances, and Moen stainless steel sinks. The master suites have spacious closets, Whirlpool tubs and marble countertops.
Barnegat is bordered on the east by Barnegat Bay and separated from the Atlantic Ocean by the barrier island of Long Beach. Since the development is in a coastal community, an abundance of recreational amenities are close by, including swimming, fishing, and boating. The entire community will be built on 85 wooded acres, and includes a 28-acre tree preservation area.
“The town has been recognized for its outstanding quality-of-life, including exceptional recreational amenities and a respected educational school system,” Walters says. “Residents will also have access to a playground, recreational field, and walking trails.”
