Vantage Sells Denver Community for $72M

This is the buyer's entry into the state.

Vantage Communities has sold Vantage at Loveland, a 288-unit, garden-style community located in Loveland, Colo., a submarket of Denver. JB Matteson, a San Francisco-based real estate investment firm, purchased the asset for $72.3 million at a rate of $251,000 per unit, according to Larimer County records.

JLL Capital Markets arranged a $40 million acquisition loan on behalf of the new owner through an unnamed life insurance company. The transaction marks JB Matteson’s first acquisition in Colorado, as the firm looks to expand across the state and the broader Mountain West.

Vantage at Loveland opened in 2024 and comprises 11 buildings with studio, one-, two- and three-bedroom floorplans. Vantage Communities received a $38.1 million construction loan from First National Bank of Omaha for the development in 2021, according to Yardi Matrix. Following the acquisition, the community has been rebranded as Tyler at Loveland.

Apartments average 849 square feet and include in-unit laundry. Yardi Matrix lists the average monthly rent as $1,793. At the time of sale, the community was 92 percent occupied. The property also features detached garages.

Shared amenities at Vantage at Loveland include a business center, a swimming pool with a hot tub, grilling stations, a dog park with a pet spa, a fitness center and a coffee bar.

Located at 1430 S. Tyler Ave., the asset is located approximately 50 miles north of Denver. Across the street from the community is Thompson Valley Towne Center. The community also has direct access to Interstate 25 and Route 402.

JB Matteson is active across the Western U.S., with various properties across California, Utah and Washington. In 2018, the company purchased Origin Apartments from Summerhill Apartment Communities for $53 million.

Denver investment activity continues amid supply growth

Construction and deliveries in the Denver metro remain elevated. The area added 3,041 units through April 2026, with another 19,042 units under construction, according to a June Yardi Matrix report on the metro. Multifamily sales totaled $345 million, with an average price per unit of $249,552, an 11.4 percent decrease year-to-date.

Earlier this month, RXR, with Halpern Real Estate Investments, Korman Communities and Invent Development Partners secured $125 million in construction financing for AVE Station House, a 301-unit project in Denver. Madison Realty Capital and an insurance company provided the capital. The property will reserve 30 apartments as affordable housing.
