Troy Boston Tops Off in Beantown’s South End

Boston—The final beam has been placed on Troy Boston, a $185 million mixed-use development in Boston’s South End. Gerding Edlen, Normandy Real Estate Partners and National Real Estate Advisors collaborated on the project.

The community, which borders Traveler, Albany and East Berkeley streets, was designed by the acclaimed architecture and design firm ADD Inc. Suffolk Construction, the construction management company, is employing almost 600 construction tradespeople in the building of Troy Boston.

The 378-unit development includes 38 affordable units, covers a full city block and is comprised of a 19-floor residential tower connected with a mid-rise tower.

The development will offer 6,000 square feet of new retail and restaurant space on its promontory corner on Traveler Street, as well as an above-ground parking garage with space for 180 vehicles.

“We have been involved in this project for several years,” Kelly Saito, president of Gerding Edlen, tells MHN. “This property is located in a corner of the South End, a well-established and popular neighborhood. The neighborhood had formerly been more commercial in nature, and not developed to its full potential.”

In addition, he says, the area abuts several other popular neighborhoods that have seen significant growth and development in recent years.

“This area of the South End was also rezoned a few years back, which created the zoning to allow it to be redeveloped,” Saito says. “It was a combination of its location, everything surrounding it and the city and community working together to rezone the area.”

Among Troy Boston’s amenities are an outdoor pool with poolside deck and cabanas, rooftop terrace with fire pits and barbecuing area, chef’s kitchen with large adjacent dining area, billiards room, private yoga room, fitness studio with cardio and resistance equipment, bike room for bike storage and repairs and dog walking facilities and pet-washing stations indoors and outside.

Each apartment features stone countertops, custom closet space, energy-saving washers and dryers, Nest Learning Thermostats, custom kitchen and bathroom cabinetry and 82 percent post-industrial recycled content wood floors.

Designated as a LEED Gold Building, Troy Boston has an internal power plant that co-generates electricity, hot water and heat, working at 25 percent better than current energy codes and saving residents energy, water and clean air.

Troy Boston will put residents just steps from the SOWA gallery district, trendy boutiques, Huntington Theatre and the Calderwood Pavilion at the Boston Center for the Arts. A short walk will also take residents to an array of South End restaurants and cafes. The location provides access to the South End and top neighborhoods like Back Bay, Chinatown and the Theater District.
