Alameda, Calif.—TRI Pointe Homes has announced that sales have commenced on homes at two of the three neighborhoods in the planned redevelopment of 72 acres at Alameda Landing—a section of land formerly owned by the U.S. Navy located a few miles south of Oakland. The pedestrian friendly redevelopment is slated to include 255 new homes across the three distinct neighborhoods that will comprise a mix of urban loft-style designs and detached, courtyard-style single-family homes. Sales for Cadence and Linear opened to prequalified prospects on Oct. 4 and the general public on Oct. 5, and sales in the third neighborhood, Symmetry, are expected to begin in mid-2015.
Cadence at Alameda Landing will feature 91 residences that are made up of four unique floor plans that include two- and three-story options ranging in size from 2,000 to 3,700 square feet. Priced to sell starting in the high $800,000s, the units will include three to six bedrooms each and up to four bathrooms. Each unit includes private, two-car garages, porches, courtyards and balconies that offer views of the bay and the Oakland and San Francisco skylines. Initial occupancy for Cadence is scheduled for Q2 2015.
Linear at Alameda Landing will introduce 106 urban townhome-style condos to the market in five different floor plan options. These residences will range in size from 1,065 to 2,400 square feet and will be offered in two-, three- and four-bedroom options, with two-car garages included. Residences in Linear start in the mid-$500,000s. Occupancy is slated for Q3 2015.
The Symmetry component will add an additional 56 townhomes once completed and is scheduled for occupancy in 2016.
TRI Pointe was selected by the project’s master developer, Catellus, which specializes in transforming military bases into dynamic mixed-use communities. KTGY provided the design and architectural vision for the project.
“When homeowners at Alameda Landing return home at the end of a busy day, we have created a space where people can come home, take a deep breath and relax while enjoying the best this area has to offer,” says Jeff Frankel, division president at TRI Pointe Homes. “The near waterfront location and city skyline views will appeal to those who enjoy hiking, biking, running and water sports. Add that it is very convenient to take a walk to grab a drink or enjoy a meal at a great restaurant, and you have all the elements that create a very appealing pedestrian friendly urban village.”
While the housing component of Alameda landing includes the slated 255 new homes, the urban village will also host 291,000 square feet of retail space, up to 400,000 square feet of future office space and 8 acres of planned opens space, in addition to the 24 acres of TRI Point Homes housing.
Retail adjacent to the development includes Target, Safeway and Michael’s as anchor tenants and will open in November 2014. That retail center also includes several shops and dining options including The Habit Burger Grill, In-N-Out Burger, Famous Dave’s BBQ, Petco Unleashed and Sleep Train.
Transportation options are abundant as well. The location is in close proximity to two BART stations, several bus lines and the San Francisco Bay ferry, which offers service between Alameda, Oakland and San Francisco. Additional transportation options include a multitude of bikeways and easy access to Interstate 880, Interstate 580 and the San Francisco Bay Bridge.
