Transit-Oriented Affordable Community Breaks Ground in Miami
The property will serve low-income and extremely low-income families.

The Miami-Dade County Department of Transportation and Public Works, Department of Housing and Urban Development and the County’s Department Public Housing and Community Development have broken ground on Phase V of Brownsville Transit Village, a 120-unit affordable development in Miami.
Project partners include Atlantic Pacific Cos., Mount Sinai Community Development Corp. and Wells Fargo. In April, Atlantic Pacific broke ground on a 56-unit, income-restricted community in San Antonio.Â
Upon its expected completion in August 2025, the Brownsville V community will serve extremely low income and low-income families earning between 30 and 80 percent of the area median income.

The financing for the project includes:
- $7.65 million in U.S. Department of Housing and Urban Development debt
- $4.8 million in Miami-Dade County Surtax funds
- $1 million in Miami-Dade County Development Inflation Adjustment Funds
- $6.15 million in Florida Housing Community Development Block Grant Disaster Recovery Program funds
- $17.6 million limited partner equity and $12.9 million bridge loan both from Wells Fargo
Florida Housing Finance Corp. provided financing totaling $18.8 million, with Bank of New York Mellon as trustee, according to Yardi Matrix data.
A closer look at Brownsville Transit Village
Completed in 2014, Brownsville Phase I through IV comprises a significant development that includes 401 affordable housing units spread across four 14-story buildings. This extensive project also features a parking garage with 660 spaces reserved for tenants and an extra 100 spaces dedicated to Metrorail riders. Moreover, the development offers 6,400 square feet of retail space, ensuring convenient shopping facilities for both residents and visitors.
The fifth phase of the Brownsville Transit Village will incorporate 28 studios and 92 one-bedroom units ranging between 408 and 560 square feet. Common-are amenities are set to include a fitness center, a business center, a community room, laundry facilities and approximately 1,200 square feet of retail on the ground floor.
Located at 5255 NW 29th Ave., the transit-oriented community is adjacent to the Brownsville Metrorail Station. The 5.2-acre site is within an Opportunity Zone in the Miami’s Liberty City neighborhood, close to Route 27 and Interstate 95, allowing for easy access across the Miami metropolitan area. Miami International Airport, Hialeah Hospital and University of Miami Health System are within a 5-mile radius from the development.
