#10 609- 619 W 135 Street, Manhattan

Sale Price: $31,000,000

Buyer: 609-619 West 135 Street LLC

Seller: Galil Management formerly E&M Associates

Coming in at number 10 is the five-building package deal at 609 to 619 W 135 Street in the Hamilton Heights neighborhood. Brooklyn-based landlord Isaac Herskovitz closed the deal at $31,000,000. All five buildings have a combined 105 units.

$31,600,000 bought up the one hundred thousand square feet at 14201-142-11 41 Avenue & fifty thousand square feet at 142-19 Barclay Avenue in Flushing. Combined they offer 169 rental units.

Brooklyn Law School has recently unloaded several of its buildings. South Florida Panthers owner Vincent Viola bought up their most recent sale at 2-4 Pierrepont Street in Brooklyn Heights. The 12 story, 40,000-square-foot rental building houses 39 student and faculty apartments.

Albany-based BRE FSC Multifamily Borrower LLC was very busy in September sweeping up deals all over the Big Apple including 445 E 83 Street & 449-451 E 83 Street in Yorkville. For $39,213,245 the buildings offer over 63,000 square feet of rental space including a combined 79 apartments and 1 commercial unit.

#6 378 W End Avenue, Manhattan

Sale Price: $45,000,000

Buyer: Collegiate Asset Management Corp

Seller: West End Plaza Holding Corporation

Collegiate Asset Management Corp. purchased 378 W End Avenue in the UWS neighborhood for $45 million. Built in 1920, the 67,347 square feet rental building houses 60 units.

BRE FSC is at it again with this 18 floor Kips Bay rental tower and double adjacent annex buildings purchase for $50,956,406. The large 48,0000 square feet tower, built in 1986, holds 67 units.

Adding to their growing empire BRE FSC closed on the 16 story, 1147 1 Avenue in the UES neighborhood. Built in 1900 the 67,880 square feet slim tower fits in, quite surprisingly, 75 residential apartments and 2 ground floor commercial units.

#3 363 Bond Street, Brooklyn

Buyer: 363 Gowanus Developers, LLC

Seller: Lsg 363 Bond Street LLC

New Jersey-based firm, Atlantic Realty, bought into Lightstone’s massive and neighborhood contentious 700 unit project when they picked up the parcel at 363 Bond Street in Gowanus. Plans are underway to build a 12-story, 268-unit rental building on the site.

#2 31-37 E 31 Street, Manhattan

Buyer: Bre Fsc Multifamily Borrower LLC

Seller: 31 E 31 LLC C/O B&L Management

BRE FSC put another parcel in their pocket with the purchase of 31-37 E 31 Street. The 91,500 square foot, 13 story rental tower in NoMad was built in 1914 and has 95 units.

#1 238-256 W 19 Street, Manhattan

Sale Price: $196,705,558

Seller: 250 B19 LLC C/O B&L Management

Finally at number one, the most expensive multifamily deal of September 2015, is the 157,364 SF, 238-256 W 19 Street in Chelsea. Purchased by BRE FSC, the massive building’s 16 stories house 202 apartments.
