Toll Brothers Tops Out Prefab Atlanta Tower

General contractor Balfour Beatty is building the 319-unit property, Osprey, in partnership with modular construction firm Prescient. Completion is slated for the first quarter of next year.

Toll Brothers Apartment Living has topped out its latest community in Atlanta, a 319-unit property featuring a prefabricated, 13-story tower in West Midtown. Completion of the property, called Osprey, is scheduled for the first quarter of 2020.

General contractor Balfour Beatty is building the 325,000-square-foot project in partnership with modular construction firm Prescient. In addition to the tower, the development at 980 Howell Mill Road comprises two five-story wood frame buildings and a seven-story parking garage for 540 cars.

Osprey’s residential space includes luxury penthouse units on the top two floors with private outdoor living areas. The property will also provide 30,000 square feet of interior service and retail space, and amenities such as an exterior pool, sky lounge with community bar, and coworking space.

The project uses Prescient’s modular construction technology and off-site manufacturing platform to construct the entire tower structure. Balfour Beatty started installing the prefab structure in February. The Prescient system is being used for the wall panels with structural columns, precast balconies, stairs and infill-framing.

Balfour Beatty said in a statement that the method is designed maximize project density. The firm’s design partners also include Brock Hudgins Architects, S.A. Miro, M2 Structural, and Proficient Engineering.
