Toll Brothers Tops Out Dallas Community

An apartment community called Kilby in the Dallas suburb of Frisco, Texas, has topped out. The four-story, 279,288-square foot property, within the $600 million Frisco Square development, will feature 258 units and a number of luxury common-area amenities. 

Located at 8455 Grace St., Kilby is being developed by Toll Brothers Apartment Living and built by KWA Construction. It is a component of a 25-acre area zoned for more than 1,600 high-density living units, including apartments and condominiums.

Having benefited from a construction loan of $32.5 million obtained in late December 2018, the property received a permit in July of 2019. Construction is anticipated to be complete in March 2021. Toll Brothers Apartment Living recently captured an Multi-Housing News Excellence Award for the Kendrick Apartments in Needham, Mass.

Master-planned development

Kilby is being built on a 3.5-acre parcel, with the resultant net development density of 74.1 units per acre. Among the common-area amenities are a two-story fitness center with a yoga deck, pet spa and an outdoor patio with grills surrounding a pool.

The property is designed by BGO Architects. Because it is part of the master-planned, multi-generational Frisco Square Development, one of the most visible mixed-use developments in Frisco, Kilby will be near offices, eateries, specialty shops, medical facilities and entertainment. As a whole, Frisco Square will encompass up to 4.4 million square feet of multifamily, municipal, retail and office facilities, spread over a land area of 147 acres, located 30 minutes from Dallas-Fort Worth International Airport and Love Field.
