Toll Brothers Opens Boston-Area Luxury Community

Toll Brothers has opened Emblem 120, a newly constructed 289-unit luxury community in Woburn, Mass. The suburban Boston project broke ground in the fall of 2019 and is partially affordable. The team behind the development included architect CUBE 3, Shadley Associates as landscape architect, Stantec as interior designer and Callahan Construction as construction manager. According to Yardi Matrix, Wells Fargo Bank provided a $75.4 million construction loan for the property.

Emblem 120 encompasses a mix of studios and one- to three-bedroom floorplans ranging from 550 to 1,400 square feet and includes 29 affordable units for households earning 80 percent or less of the area median income. The seven-story community also features 9,390 square feet of ground-floor retail. A fitness center, clubhouse, pool, resident lounge, coworking space and covered parking are among the property’s common-area amenities, spanning a total of roughly 20,000 square feet. All apartments have in-unit laundry facilities, walk-in closets and stainless-steel appliances, while balconies are present in select units.

Toll Brothers’ Greater Boston holdings

Situated on 3.4 acres at 120 Commerce Way, Emblem 120 is 13 miles north of downtown Boston and within walking distance of Anderson Regional Transportation Center. In proximity of Interstate 93, the property also offers direct access to Interstate 95. Woburn Village Shopping Center is 1 mile south.

Toll Brothers has seven residential properties totaling 2,757 units within the Boston area, completed or in various stages of development, Yardi Matrix data shows. Emblem 120 is the firm’ fourth multifamily project to come online in the metro, following The Bradford and The Kendrick. Earlier this month, the company unveiled plans for developing three rental communities in the Dallas-Fort Worth area, in partnership with Equity Residential.
