TMG Partners to Convert San Francisco CPMC to Housing Site

The developer has submitted a preliminary project application and environmental evaluation for up to 250 Units in Presidio Heights.

San Francisco—TMG Partners has submitted a preliminary project application and environmental evaluation for a 250-unit proposed residential project at the California Pacific Medical Center (CPMC) Sutter Health, California Campus. The project to redevelop the 4.9-acre property at 3700 California St. follows an 18-month community visioning and planning process with neighborhood association representatives and San Francisco City staff.

The development was designed by the architecture and urban planning firm Robert A.M. Stern Architects and reflects the architectural character of the neighborhood. The plan calls for up to 250 units, 26 of which are single-family homes and 214 multifamily. More than 80 percent of units are designed to have two or more bedrooms.

The project provides for the construction of below-grade parking, project amenities and up to 37 three- to seven-story buildings ranging from 35 to 80 feet in height, consistent with site zoning and the scale of the surrounding neighborhoods. Most existing CPMC/Sutter Health buildings are to be demolished, with the original Marshall Hale building at 3698 California St. to be converted to residential uses. The existing 401 Cherry apartment building and current residents are planned to be incorporated in the project.

The site is located in Northern San Francisco, close to Presidio and Golden Gate Bridge, south of Highway 101.
