Thompson Thrift to Develop Community Near Colorado Springs

Thompson Thrift is developing a multifamily community near Colorado Spring, Colo., growing its portfolio in the region.

The Garrison, a 336-unit project in Fountain, Colo., will break ground later this month and is expected to welcome its first residents in late 2024.

A Class A community, The Garrison will offer one-, two- and three-bedroom units ranging from approximately 700 to 1,369 square feet. The units will be spread out across 10 three-story garden-style buildings and will be built with quartz countertops, stainless steel appliances, smart home hub, walk-in closets and full-size washers and dryers. Units will include patios, balconies or private yards.

Community amenities at the property will include a clubhouse, pool, fitness center, community grilling area, dog park, resident pavilion and community garden.

Located on a 22-acre site near the intersection of Mesa Ridge Parkway and Fountain Mesa Road, The Garrison will be near I-25, connecting residents to Colorado Springs and Denver.

The community is also walkable to a nearby shopping center that’s anchored by Safeway, Lowe’s and Walgreens. Several of the area’s major employers including Peterson Space Force Base, Memorial Hospital and Fort Carson are nearby.

Josh Purvis, managing partner for Thompson Thrift, said in prepared remarks that the Colorado Springs area is seeing strong population growth due to the combination of its educational system, availability of job opportunities and access to outdoor recreational activities.

Bringing more communities to Colorado Springs

Thompson Thrift has eight other communities under management or still in development in Colorado. The developer has completed the 300-unit Upland Flats and the 360-unit Apex project in Colorado Springs and is in the process of leasing both communities.

Along with The Garrison, Thompson Thrift is also working on developing its first project in the Greeley, Colo., market, the 336-unit Premier at West Park. The developer’s portfolio throughout the state includes projects in Parker, Monument, Castle Pines, Longmont and Fort Collins. Overall, Thompson Thrift has developed more than $4 billion of ground-up development projects across the Midwest, Southeast and Southwest U.S.
