Verdance is the first major multifamily development of Marshall Durrett located in Austin’s historic Heritage District neighborhood, at 32nd Street and North Lamar Boulevard. The 16 condominium residences offer a comfortable mixture of sustainability and luxury with a rating by the Austin Energy Green Building Program.
The construction was completed in 2008—a tough year for developers. The deteriorating economy back then killed the condo sales market leaving Durrett no choice but to shift the target from selling to renting. With improving market conditions, the decision was made to convert units back to condominiums and, about eight months ago, when tenants moved out, the Austin Business Journal reports, Durrett put the property on the MLS. The first contract did not take long to show up. Realtor Fred Meyers from Realty Austin is handling sales.
The units are spacious, ranging in size from 1,750 square feet for their coziest one bedroom, to 2,661 square feet for their largest two bedrooms, to 3,295 square feet for the three bedroom units. The prices start at $445,000 and go up to $675,000. For the upper units there is a private elevator option for $20,000.
The developer for the project was Grandview Street Partners and Barley & Pfeiffer Architects were awarded the building design and construction techniques including usage of Low Volatile Organic Compounds (VOC), Sustainable Forestry Initiative (SFI), reflective roofing, and radiant barrier roof decking.
