Radnor Property Group Opens Vue32 in Philly
The $55 million project includes 164 units and roughly 14,000 square feet of first-floor retail space. A second phase is slated to open in November 2018.

Radnor Property Group has opened Vue32, a 164-unit, 16-story residential tower serving students at Drexel University, as well as professionals living in the area. According to Curbed, Radnor Property Group secured the construction financing for the $55 million project, formerly known as View32.
The mixed-use development includes nearly 14,000 square feet of retail space on the first floor. According to Yardi Matrix,the second and third floor will offer a daycare facility. Common-area amenities include:
- rooftop deck with outdoor cooking facilities
- community room with full kitchen
- game room
- clubhouse
- conference room
- fitness center
- underground parking garage
Vue32 offers one-, two- and three-bedroom units ranging in size from 494 to 1,495 square feet. Erdy McHenry Architecture designed the building and Radnor Property Group is developing the project with engineering services provided by The Harman Group.
Located at 3201 Race St., adjacent to the Summer Winter Community Garden—one of the oldest community gardens in Philadelphia, near Drexel University—Vue32 provides convenient access to Fairmount Park, the Parkway Museum District and to 30th St. Station transportation hub.
“The parking structure was relatively small, so putting it underground was an easy fix to the neighborhood’s request,” Janis Vacca, vice president & principal at The Harman Group, said in a statement. “The lot’s downhill slope allowed us to keep the ground-floor plaza level while also allowing for an at-grade entrance to the parking garage on 32nd Street.”
The second phase of the project will add 12 two-bedroom condos and is slated to open in November 2018.
