TF Cornerstone Finding Great Interest in New Long Island City Community

In just five weeks on the market, Manhattan-based TF Cornerstone’s newest residential tower located at 4540 Center Boulevard is already close to 60 percent leased.

New York—In just five weeks on the market, Manhattan-based TF Cornerstone’s newest residential tower located at 4540 Center Boulevard is already close to 60 percent leased.

The 32-story rental property is part of TF Cornerstone’s East Coast community, a luxury oasis located just minutes from Manhattan in Long Island City.

“What’s unique about this property is that it’s at the point where the East River meets Anabel Basin and you have the unique advantage of the sweeping view that goes from west to north and you see the bridges,” Sofia Estevez, TF Cornerstone’s executive vice president of leasing, tells MHN. “It’s just spectacular and incredibly well received and better than we could have hoped for.”

Designed by Arquitectonica, 4540 Center Boulevard is the fourth of six buildings in TF Cornerstone’s East Coast, comprising a total of 345 studios, one- and two-bedroom homes and a lobby designed by the Rockwell Group.

“There is an outdoor terrace on the second floor and a spectacular lobby, but the interest is more about the units,” Estevez says. “People prefer this building because of the views and there’s never going to be anything in front of it.”

All units include generous layouts, stunning floor-to-ceiling views of the Manhattan skyline and upscale finishes, including hardwood flooring, closets with built-ins, and stainless steel appliances and stylish tile backsplashes in the kitchen.

“We’ve upgraded our finishes to a level that most condos in Long Island City don’t even have,” Estevez says. “The building design also incorporates sustainable and eco-friendly materials.”

Residents of 4540 Center Boulevard will also have access to 12 acres of waterfront parks and outdoor recreation spaces that are part of the East Coast community.

TF Cornerstone will next introduce another 50,000 square feet of outdoor amenities at 4545 Center Boulevard, when that building opens in 2013. Referred to as the activity hub of East Coast, this 41-story tower will boast an expansive landscaped terrace featuring two tennis courts, a sand volleyball court, cabanas and barbeque area.

Residents of 4540 Center Boulevard will be able to utilize those areas and sits just steps away from East Coast’s many shops, restaurants and local businesses, including Michelin Guide-rated Asian fusion restaurant Shi, Crank Cycling Studio and Blue Streak Wines.

“The neighborhood also has a sense of community and it’s a wonderful night life,” Estevez says. “You can step out and have a choice of dozens of restaurants to go to and it’s a clean and quiet alternative to Manhattan.”

When finished, East Coast will comprise a total of 2,615 rental homes and 184 condominiums.

Prices at 4540 Center Boulevard begin at $2,100 for studios; $2,615 for one-bedrooms; $3,080 for two-bedrooms with one bathroom; and $3,795 for two-bedrooms with two bathrooms.
