Texas Multifamily Portfolio Scores $117M Refi

The communities are located in two of the nation's top markets for deliveries.

A private investor has obtained $117.3 million to refinance a three-property multifamily portfolio in Texas which totals 960 units in the Austin and Dallas-Fort Worth metro areas. Miguel Viramontes Nales of New Jersey is listed by Yardi Matrix as the properties’ owner.

The largest of the properties is Latitude Magnolia in Aubrey, Tex., a 336-unit property completed in 2021. Located in the DFW Metroplex, the property has one- and two-bedroom units.

In the Austin market is Aven Ridge, a 312-unit community completed in 2021 in Leander, Tex., north of the city. The property has one-, two-, and three-bedroom units. Common-area amenities include a resort-style swimming pool, a fitness center with a dedicated spin room, a business center and outdoor entertainment spaces.

The other property is Austin Avenue in Georgetown, Tex., also in the northern part of Austin. The 312-unit property, completed in 2022, features studios, one-, two-, and three-bedroom units. Common-area amenities include a resort-style swimming pool, an outdoor kitchen, a 24-hour fitness center, a dog park and a community garden.

Common-area amenities at the communities include swimming pools, fitness centers, dog parks, resident clubhouses and community gardens.

Walker & Dunlop Capital Markets Institutional Advisory arranged the financing, which was provided by Benefit Street Partners. Walker & Dunlop Managing Director Jordan Casella, Senior Managing Directors Aaron Appel, Adam Schwartz, Jonathan Schwartz, Keith Kurland, Director Christopher de Raet and Analyst Nicholas Gilhooley worked on the deal, which involved floating-rate, interest-only loans.

Dallas, Austin still top multifamily development

Dallas was the top market in the nation for multifamily deliveries in the first half of 2026, with 12,108 units completed, down from 19,334 units a year earlier, but still leading the nation, according to Yardi Matrix data. Austin was number five nationwide, completing 6,388 units in the first half of this year, significantly down from a number-two spot last year, when 17,409 units were completed.

As a share of existing stock, the Texas cities were also robust, but not quite as high on the list. DFW came in at 1.2 percent and Austin at 1.8 percent for the first half of 2026. Charlotte topped the list at 3 percent, followed by Phoenix, northern New Jersey, Tampa and then Austin. Dallas was number eight by that metric, following Miami and New York.

Newer properties in the market continue to be easy refinancing deals. In August, Vantage Communities obtained a $103 million bridge loan for a three-property, 864-unit multifamily portfolio in Austin and San Antonio. Benefit Street Partners provided the financing in a deal arranged by Greystone Capital Advisors.
