The 11-story building, which overlooks the High Line, features a hand-laid, sand-finished black brick exterior inspired by the neighborhood’s classic industrial modern architecture. Drawing on the artists’ studio spaces of the early 20th century, the building features 22 duplex residences with custom-designed multi-paned steel windows and 20 ft. ceilings. The project will be ready by early 2010, and though sales began four months ago, the firm is taking a slow and quiet approach to selling in this tough economy. “Buying has pretty much frozen right now, people are nervous about everything that’s going on in the economy and there is no credit available,” Cary Tamarkin, the building’s architect and developer, tells MHN. “We expect and hope that demand will ramp up by the time the units are ready.”The building features a 24-hour doorman in the building’s lobby, concrete floors and original works on permanent display from award-winning photographer, Bart Michiels.The residences will range in size from 1,100-sq.-ft. one-bedrooms to 2,100-sq.-ft. three-bedrooms, with select homes featuring private outdoor space and a Weber gas grill. On floors eight through eleven, the building will also offer four duplex penthouse apartments ranging from 2,300 sq.-ft. two-bedroom units to 3,000 sq.-ft. three-bedroom units, each featuring a six-ft.-wide fireplace, large private terraces and gracefully curved balconies that mirror the waves of the neighboring Hudson River. Prices for the condos start at $1.45 million with penthouses priced from $6 to $8 million.“The price does take into account the changes in the housing market,” says Tamarkin. Striving for LEED Silver certification, 456 West 19th Street offers residents an environmentally friendly lifestyle with low-VOC construction materials, filtered air and water in every unit, individual climate controls, FSC-certified wide plank white oak flooring, and energy-efficient UV-blocking glass. The building will also include a common landscaped garden, bicycle room, personal storage rooms, Verizon FIOS, and two high-speed elevators. “However, we are not selling based on the amenities we have but based on the space the units offer as well as the architecture and beauty of the building. These are not the usual cookie cutter units that you can find anywhere,” explains Tamarkin.
