Tailwind JV Acquires 480-Bed Mississippi Community
The new owner plans to renovate the property, which was completed in 1991.
Tailwind Group and its partners have acquired Campus Trails, a 156-unit, 480-bed student housing community in Starkville, Miss., serving the Mississippi State University. LivCor was the previous owner, according to Yardi Matrix information.
CBRE Senior Vice President William Vonderfecht led the team that brokered the deal.
Over the next 12 months, the new owner plans to renovate the property, including unit upgrades and repurposing of the interior and exterior amenity spaces. The property will also be rebranded this fall.
In October 2006, American Campus Communities purchased the asset from Capstone Real Estate Investments, the same source shows. In 2022, LivCor acquired ACC and assumed the ownership of the firm’s entire U.S. portfolio.

The community came online in 1991 and consists of eight three-story buildings spread across almost 39 acres. The unit mix comprises two- and four-bedroom layouts, ranging between 812 and 1,535 square feet.
Common-area amenities include a fitness center, barbecue grilling stations and a picnic area, a swimming pool with sundeck and lounge seating, as well as basketball and tennis courts. The property also features a sand volleyball court and study spaces.
Located at 450 Campus Trail, the community is adjacent to the Mississippi State University campus and less than 2 miles from the Davis Wade Stadium. Downtown Starkville is 3 miles away.
Tailwind’s fourth acquisition of the year
Tailwind Group’s current portfolio consists of 36 student communities spread across 15 states and 20 universities, totaling about 16,500 beds. Campus Trails marks the company’s fourth purchase of the year.
Tailwind debuted its 2024 acquisition streak in April. The firm entered the St. Louis market with the acquisition of 3949 Apartments, a 256-bed community.
Later on, in June, the company bought Reserve on West 31st, a 192-unit, 720-bed student housing community in Lawrence, Kan. Arizona State Retirement System previously owned the asset.
