Tailwind Group Expands Student Housing Portfolio

RCLCO sold two Class B communities totaling 1,080 beds.

South Duff Apartments

Tailwind Group has acquired South Duff Apartments, a 490-bedroom student housing community in Ames, Iowa, and The View, a 590-bedroom property in Lincoln, Neb., from RCLCO. Executive Managing Director Randall Calvert of TSB Reality brokered both transactions.

Completed in 2004, South Duff Apartments encompasses five buildings and 192 units, according to Yardi Matrix information. The property has studio, one-, two-, three-, four- and five-bedroom floorplans averaging 1,026 square feet. Common-area amenities include a fitness center, clubhouse, business center and basketball court.

Located at 416 Billy Sunday Road, the community is roughly 3 miles from Iowa State University and Jack Trice Stadium. Dining and retail options are available in the surrounding area, along South Duff Avenue.

The View

The View comprises 12 buildings. The 2002-completed community features three- and four-bedroom floorplans averaging 1,136 square feet. Amenities include a swimming pool, business center, community room and spa, as well as volleyball and basketball courts, among others.

Situated on more than 38 acres at 303 W. Charleston St., the property is approximately 3 miles from University of Nebraska and Memorial Stadium. Downtown Lincoln, with its various retail and dining venues, is some 3 miles southeast.

The two Class B communities mark Tailwind’s second and third student housing purchases of 2022, bringing the firm’s portfolio to more than 2,700 units, Yardi Matrix shows. Earlier this year, the company sold a 629-bed community in Lafayette, Ind., to Muinzer.
