Suburban Atlanta Asset Sells for $88M

The property’s sale price nearly doubled in just two years.

Crest at Riverside

Liquid Capital has sold Crest at Riverside, a 396-unit garden-style community in Roswell, Ga. The buyer was MSC Investment. Berkadia worked on behalf of the seller. 

Completed in 1964 and located at 100 Chattahoochee Circle, 21 miles north of downtown Atlanta, the community encompasses one- to three-bedroom floorplans with amenities including a swimming pool, a fitness center and a dog park.

The multifamily property neighbors the Chattahoochee River National Recreation Area and is situated 0.5 miles from Riverside Park. Several shopping centers are located nearby, including Dunwoody Place and North River, while Roswell Town Center is roughly 3 miles away. 

The property near the Chattahoochee River, previously known as Avia Riverside, last traded for only $48 million, less than two years ago. Roswell has remained  one of Atlanta’s most stable submarkets, allowing value-add plans to play out  despite new product entering the market, Andrew Mays, senior managing director with Berkadia, said in prepared remarks. 

Mays, alongside Berkadia Senior Managing Director Paul Vetter, Senior Director Judy MacManus, and Director Matt White secured the sale on behalf of the seller.
