StreetLights Residential has completed and welcomed renters at its second California multifamily development, The Rylan, in Vista, Calif. Situated at 100 Main St. on a 3-acre corner parcel that provides a gateway to the center of historic downtown Vista, The Rylan features 126 luxury apartments in a blend of studio, one- and two-bedroom residences and townhomes, ranging in size from 593 to 1,936 square feet. The five-story mixed-use community also offers 14,570 square feet of shopping and restaurants.

Features and finishes of residences include full-size washers and dryers, smart home thermostats, dine-in kitchen islands, quartz and granite countertops and large walk-in closets. The full suite of community amenities includes a courtyard with outdoor fireplaces.

Recent resurgence

Located in northwestern San Diego County, between Carlsbad and San Marcos, Vista is a community that has witnessed a resurgence in recent years. Residents of The Rylan will find themselves within steps of all neighborhood amenities of Vista Village. Downtown Vista features a number of breweries and a swiftly-emerging microbrewery scene.

Grocery shopping at Frazier Farms Market, and entertainment options like Playhouse and Cinepolis are steps from the property. Brengle Terrace Park, home to the acclaimed Moonlight Amphitheater and Guajome Regional Park, is just a few minutes distant by car. Commuter rail is 14 minutes away in Carlsbad Village.

“The city’s leadership and staff are really responsible for executing on the vision that makes downtown Vista so inviting, attracting small businesses, creating many options for dining and entertainment and creating a highly safe and walkable environment,” Michael Yanicelli, StreetLights senior vice president of development, told Multi-Housing News. “We believe The Rylan will create a lasting positive impact on downtown by introducing local residents, encouraging walkability and bringing an engaging mx of street-friendly retail.”

Last month, StreetLights Residential, along with partner Nexpoint Advisors, sold The Angela, a 253-unit property in Phoenix.

WDG served as design architect of The Rylan, and the architect of record is OMNIPLAN. Gillespie Moody Patterson handled the landscape architecture, while lauckgroup oversaw the interior design. Greystar is The Rylan’s property manager.
