Stepping Stone Communities to Open Denver-Area Affordable Property

Half the units will be reserved for adult residents with special needs.

Stepping Stone Communities is developing Trailhead, an 81-unit affordable community in Littleton, Colo. The property will have 50 percent of its units reserved for adults with intellectual and developmental disabilities, while the remainder will cater to seniors and working professionals.

The developer broke ground on the project in 2022; financial partners included First Western Trust Bank and Colorado Housing Finance Authority. KGA Studio Architects provided design services and K2 Residential Solution serves as general contractor. Opening is expected this August and some units will be available for purchase.

Trailhead encompasses studio, one- and two-bedroom floorplans ranging from 488 to 1,018 square feet. Units feature zero threshold walk-in showers with benches and type B American with Disabilities Act (ADA) modifications including blocking for grab bars and 36-inch doorways.

The community amenities feature a multimedia room, arts and crafts studio, outdoor courtyard and game room featuring foosball, air hockey and shuffleboard, as well as a quiet room for cards and board games. Moreover, an on-site concierge staff will provide 24/7 health and safety services.

Located at 11757 W. Ken Caryl Ave., Trailhead is roughly 1 mile east of Colorado State Highway 470 and some 8 miles southwest of the city center, while downtown Denver is 19 miles northeast. An RTD bus stop is less than 1 mile away.

Delving into Denver’s multifamily supply

According to Yardi Matrix data, Greater Denver’s multifamily pipeline had north of 163,000 units across all stages of development as of May 2024. Nearly 43,000 units were under construction.

Year-to-date, more than 4,300 units came online in the metro, the same source reveals. One of the completed communities was The Dorsey, a 230-unit property that opened just last month. The project was developed by Greystar, alongside Ivanhoé Cambridge and the Public Sector Pension Investment Board.
