Stark Enterprises to Build 454-Unit Central Florida SFR

The developer secured financing from Huntington National Bank and Nuveen Green Capital.

Stark Enterprises will construct Summer Pointe Village, a 454-unit build-to-rent community in Summerfield, Fla. The property will be developed in two phases—of 252 and 202 units—with the first one expected to break ground later this spring, and completion anticipated in the summer of 2026.

Huntington National Bank provided $22 million in construction financing for the project, public records show. The developer also secured additional funds from Nuveen Green Capital.

Stark Enterprises will build the property through its construction arm, Arbor Construction. Upon completion, it will be operated by the owner’s management subsidiary, Stark Living.

Plans call for one-, two- and three-bedroom floorplans averaging 1,318 square feet. Residences are slated to include private patios, walk-in closets and attached two-car garages. Common-area amenities will include a clubhouse, fitness center, swimming pool, playground and dog park, as well as grills and fire pits.

Located at 16152 SE 77th Court Road, the roughly 110-acre site is between highways 27 and 301, approximately 70 miles northwest of Orlando. It is also some 3 miles from Lake Weir and close to numerous green spaces and trails.

As of March, asking rates for single-family-rentals rose by $9, clocking in at $2,144—a 1.2 percent year-over-year increase, according to a recent Yardi Matrix report. Occupancy rates for the asset type softened nationwide, down 10 basis points in February, but still at a strong 95.3 percent, the same source shows.
