Standard Pacific Homes Unveils New Housing in Menifee, CA

Standard Pacific Homes has opened two for-sale residential projects in the master-planned community of Heritage Lake in Menifee, Calif. One is Newbridge at Heritage Lake, the other Carmel at Heritage Lake.

Menifee, Calif.—Standard Pacific Homes has opened two for-sale residential projects in the master-planned community of Heritage Lake in Menifee, Calif. One is Newbridge at Heritage Lake, the other Carmel at Heritage Lake.

At Newbridge, buyers will have a choice of four designs ranging in size from 2,700 square feet to 3,900 square feet, the largest floor plans available within Heritage Lake. At Carmel, the four designs range from 2,300 square feet to 3,100 square feet. All of the designs are inspired by various European architectural styles.

The Heritage Lake residential development is located in the Menifee Valley Ranch Specific Plan in northern Menifee. It’s a 910-acre project will contain 19 residential neighborhoods with 2,600 residential properties, along with two new schools and four parks—all oriented around a central 25-acre lake and waterfront. About 17 acres of greenbelts and trails surround Heritage Lake, creating a pedestrian waterfront experience.

Menifee is in southwestern Riverside County, and has only existed as an incorporated city since 2008. The area has been the site of a number of planned communities, however, beginning with Sun City by Del Webb more than 50 years ago. The city’s population is projected to grow to about 100,000 by 2020, up from about 77,500 in 2010.

Though the local housing stock is predominantly single-family, three larger apartment projects have been built in Menifee in recent years, including the Cantabria Apartments (230 units), the Antelope Ridge Apartments (248 units) and the Enclave Apartments (336 units). In addition, another 221 senior apartment units are planned for the city.
