Spectrum and Pacolet Milliken to Develop Luxury Multifamily Community on Daniel Island, S.C.
Spectrum Properties Residential and Pacolet Milliken Enterprises Inc. have announced their intent to develop a luxury apartment community on Daniel Island, S.C.

Spartanburg, S.C.—Spectrum Properties Residential and Pacolet Milliken Enterprises Inc. have announced their intent to develop a luxury apartment community on Daniel Island, S.C.—an upscale neighborhood northeast of downtown Charleston.
The 269-unit community, Simmons Park, was designed by Charleston-based architects LS3P and construction will be handled by Balfour Beatty Construction. Development is expected to begin this fall, with leasing to commence in late 2014 before the expected final completion in mid-2015. The developers are seeking Green Certification for the community.
“Pacolet Milliken was attracted to Daniel Island and this property specifically due to its ideal location as well as the sense of community on the island,” says Richard Webel, president of Pacolet Milliken. “It is our intention not only to provide an appealing property and amenities for Charleston apartment seekers in a wonderful location, but to add something significant to this outstanding community.”
Simmons Park’s name is a tribute to Philip Simmons, a Daniel Island native who was nationally recognized as both a blacksmith and artist for his functional and ornamental iron work, which can be found throughout Charleston area. As a tribute to Simmons, who passed away in 2009, designers have included a series of intricate wrought iron gates and fences that lead to the main courtyard.
In trying to maintain consistency with the regional architectural elements, the four-story community will don a Charleston brick façade with tan stucco and large porches that will offer lake views. Community amenities will feature a resort-style swimming pool, fitness center, community room with flat-screen televisions, kitchens and dining areas, as well as a community yoga studio, cyber café and outdoor areas that feature fire pits and community kitchens with dining areas as well.
“Simmons Park may be the most important project we have added to our community in years,” says Matt Sloan of the Daniel Island Company—the development company responsible for the master-planned community on Daniel Island. “It will have an incredibly positive impact on the urbanism we have been striving to create in our Town Center area. We could not be more excited to see this beautiful development move forward.”
