SLI Breaks Ground on Sustainable Seattle High-Rise
The 15-story development will be the world’s first multifamily tower to meet net-zero energy requirements.
Building technology firm Sustainable Living Innovations (SLI) has started construction in Seattle on what is being termed the world’s most sustainable high-rise apartment building.
The 15-story, 112-unit development dubbed 303 Battery, will be the world’s first multifamily tower to meet net-zero-energy requirements established by the International Living Futures Institute.
The property will incorporate innovative construction technology and advanced high-performance building design to deliver the highest levels of energy efficiency. Twenty-seven of the units will be designated affordable.
“We have completed our entitlements and permitting for the project, not to mention manufacturing 85 percent of the floors, walls, stairs and elevator spaces,” Arlan Collins, CEO of SLI, told Multi-Housing News. “But for the pandemic, we would have been able to have the groundbreaking event several months ago.”
SLI is leveraging its proprietary, tech-enabled building technology system in the construction of 303 Battery. The structure includes approximately 900 panels, which are pre-manufactured with wiring, plumbing and mechanical equipment pre-installed. Once the sub-basement and foundation are complete, the panels will arrive on the site for assembly. Crews will erect the high-rise by fitting the panels together in a precise sequence. SLI’s panels are manufactured and assembled at its factory in Tacoma.

Factory built
Sustainability features in 303 Battery include solar on the building’s roof, exterior walls and balconies; underfloor radiant heating; captured rainwater and reclaimed graywater; regenerative-gear elevators; and daylight sensors to reduce use of power.
According to Collins, Equity Residential Trust has agreed to buy the building upon its completion next summer.
“Designing, developing and delivering any high-rise building has its challenges,” Collins added. “It’s a complex project on a very small site. Add in to the equation that we are using our building technology to manufacture a large chunk of the building in our factory, and add on top of that it’s the first Net Zero Energy high-rise in the world, according to the ILFI.”
