Sky View Parc Opens Two-Bedroom Model Apartment, About 30% Units Sold

New York–Muss Development LLC has unveiled its first Sky View Parc model apartment, located in Queens, N.Y. The two-bedroom model at Muss Development’s mixed-use residential and retail development in Flushing is now open to the public.
Sky Park View is a two-phase project. The first phase includes three residential buildings that are under construction and it features 448 units, of which 150 are sold.
The second phase, for which the start of construction has not yet been scheduled, will bring the total number of units to 1,100.
Units at Sky View Parc feature nine-ft. ceilings, large double-paned sound-attenuated windows, stripped oak hardwood floors, in-home washer and dryer, open granite kitchens with GE energy-efficient stainless steel appliances and marble bathrooms with separate shower. The model and many other units offer terraces or balconies. The residential floors sit atop a three-level, 70-foot tall shopping mall.
Sky View Parc features a four-acre elevated rooftop park set atop the mall. Other shared amenities will include an outdoor pool, two full-sized tennis courts, a health club & spa, a basketball court, running track, two children’s play areas, golf putting and driving, valet parking and 24-hour doorman. In addition, owners of Sky View Parc condominiums will be eligible for a 15-year tax abatement.
“Activity at Sky View Parc accelerated in May and maintained a brisk pace since,” says Jason Muss, a principal at Muss Development. “With recent reports on the housing market, employment and other aspects of the economy showing improvement, we expect that demand will increase further. And now, for the first time since sales began last year, potential buyers can see an actual condo and the quality of the finishes and amenities that come with a Sky View Parc residence. This will only intensify the already keen interest in our project and spur additional sales.”
Muss Development opened the first residential tower for sales in late February 2008. Prices range from the high $300,000s to more than $1 million. In addition, Muss’s extensive list of preferred lenders are approving mortgage applications and making loans. These lenders are national and local in scope with several lenders eager to keep the loans on their own balance sheets.
Sky View Parc is located in downtown Flushing, two blocks from Main Street and the 7 train, which is a 22-minute express ride to Grand Central Station in Manhattan.
Located between LaGuardia and JFK airports, Sky View Parc is also within walking distance of sports and recreation venues, including CitiField, the USTA National Tennis Center and Flushing Meadows-Corona Park.
