San Francisco Affordable Building Achieves LEED Platinum

San Francisco’s 1101 Connecticut has earned the LEED Platinum certification. BRIDGE Housing developed the 72-unit affordable building as part of the HOPE SF Potrero Hill Master Plan, an effort aiming to transform 619 units of distressed public housing into 1,000 new apartments complemented by community facilities, retail, open spaces and neighborhood services.

The developer broke ground on the site at 1101 Connecticut St. in early 2017, financing the construction with three loans totaling $62.8 million, according to Yardi Matrix data. Van Meter Williams Pollack and Y.A. Studio provided architectural services and Cahill Contractors served as general contractor for the $69 million project completed in 2019.

The building achieved LEED certification for implementing sustainable site development, water savings, energy efficiency and indoor environmental quality. 1101 Connecticut has solar thermal and photovoltaic panels, a centralized filtered air distribution system and on-site stormwater capture and management. Raimi + Associates provided green building guidance and certification support.

The community encompasses studios and one- to three-bedroom apartments. Of the total, 53 units are set aside for existing Potrero public housing residents, while 18 units cater to households earning between 60 and 80 percent of the area’s median income. Amenities include a community room, laundry facilities and bike parking.

The property is some 3 miles southeast of downtown San Francisco, one block south of Potrero Hill Recreation Center. The location is easily accessible through public transportation, being within walking distance of several bus stations. The community is 2.5 miles southeast of another BRIDGE affordable development which topped out in January.
