Storage General – Layton, an 86,105-square-foot facility in Layton, Utah, has changed hands. According to Yardi Matrix data, the property was previously owned by Garn Development. The asset was sold to a REIT.

Vice President Jordan Farrer and Senior Managing Director Adam Schlosser of the LeClaire-Schlosser Group of Marcus & Millichap represented the seller and procured the buyer in this transaction.

Storage General – Layton was completed in 2019 and occupies 5.3 acres. The 13 single-story buildings encompass climate and non-climate-controlled units, ranging from 25 to 675 square feet. The facility features roll-up doors, a pylon signage on 300 feet of frontage and has cinderblock front dividers with metal interior walls. On-site amenities include video surveillance, boxes and supplies, drive-up access and boat and RV parking.

The property is located at 184 E. Antelope Drive, 27 miles from Salt Lake City and has access to Interstate 15. The facility is one of the 30 available within a 3-mile radius, offering residents 16.8 rentable square feet per capita. Yardi Matrix data shows that 16 properties were sold in the Salt Lake City market year-to-date, adding to a total of approximately 1 million square feet.

Marcus & Millichap brokered the sale of two other self storage properties in Utah earlier this year, when Wentworth Property Co. acquired Utah Valley Storage and RV, a 76,344-square-foot facility in Orem, Utah. The second property traded in Layton, as the same company bought Layton Antelope & Main, a 78,210-square-foot facility.
