Sales Brisk at Manhattan Development

Since the topping out of the first of three towers at the Waterline Square residential project in October, GID Development Group reports that the community represent the city’s fastest-selling new development by dollar volume and by the number of units sold in 2017.

Waterline SquareSince the topping out of the first of three towers at the Waterline Square residential project in Manhattan in October (Three Waterline Square), developer GID Development Group reports that the towers represent the city’s fastest-selling new development by dollar volume and by the number of units sold in 2017. The development saw 53 contracts signed, totaling about $200 million, within the first six months of sales.

Since launching sales, residences of varying sizes in all three buildings have gone into contract. One- to five-bedroom units starting at $1.9 million are available at Waterline Square, including an anticipated 20-year tax abatement. Waterline Square has also set a new price-per-square-foot record on Riverside Boulevard, signing a $15.5 million, $4,097 per-square-foot residence.

“It’s very gratifying to see such a response from the market,” said James Linsley, president of GID Development Group. “Each unit purchased at Waterline Square has been sold for the original asking price without any discounts.”

Waterline Square: A Massive Complex

Located between West 59th Street and West 61st Street on the Hudson River, Waterline Square features 263 condominiums that begin on or above the 20th floor of each building. The development is noted for its starchitect designs: One Waterline Square was designed by Richard Meier and Partners Architects; Two Waterline Square, the largest building among the trio, is by Kohn Pedersen Fox; and Three Waterline Square is by Uruguayan architect Rafael Viñoly.

With interiors by Champalimaud Design, Yabu Pushelberg, and Groves & Co., the project’s units offer river and city views. Designed by Mathews Nielsen Landscape Architects, Waterline Square Park encompasses nearly three acres and features tree-lined groves, open grass areas, walking paths, a playground, fountains, and other water features.

Connecting One, Two, and Three Waterline Square will be the Waterline Club, a collection of indoor amenities available to all residents. Designed by Rockwell Group, the Waterline Club offers 90,000 square feet of programmed sports and fitness, swim and spa, leisure and social, children, and pets spaces.

Waterline Square will also be home to the first-ever experiential food market by the Cipriani family. The 28,000-square-foot space will offer multiple food and beverage establishments, including a market, restaurant, bar, and fast casual dining. Located within Two Waterline Square, the new Cipriani food hall will be designed by London-based interior designer Martin Brudnizki.
